Building Permit

Obtaining a building permit for construction projects is necessary and provides a major layer of the homeowners protection. The most important advantage is that only a licensed contractor can file and obtain a building permit. This alone will assure the homeowner that he is an "good hands" and the construction project will done correctly and will comply with all building codes and local regulation. Of course the homeowner have the option to file the permit as an "owner builder" but than he will not have any protection from the people, usually not licensed, who will do the work for him.


The most frequent question that we get from a homeowner is "how long it takes to obtain the building permit"? The quick answer is: Depends in what Township, City or County the permit will be obtained. Each municipality has its own building department and therefore, the bureaucratic process will vary from place to place.

The good weather and the beautiful mountain views with spectacular sunrises and sunsets draws most people to the outdoors. Most of the residential homes, especially the new one today, have some kind of a covered or uncovered patio. Sunroom Addition in Sun City AZ

A new sunroom enclosure provided a new and updated look to an older home in Sun City, Arizona. The new sunroom addition was part of a face lift plan that also included new landscaping work as well as interior remodeling. The homeowner selected a modular sunroom enclosure for the additional living space. The HOA approved the design and the exterior white color which compliment the existing house. Part of the new exterior design was the new patio roof coverts on both sides of the sunroom addition which increases the use of the backyard. The owners, Judith and Noel decorated the new sunroom addition into a warm and inviting living space. This new living space has an insulated roof, insulated walls and insulated windows with low “e” coating. It is cooled by a small air conditioning unit that was installed in the side wall. What are Gazebo, Pergols and Pagoda in AZ

The typical gazebo has a covered roof, with open sides and supporting pillars, or columns. It can be any shape: round, square, rectangular or multi-sided. The covered roof may be domed or turreted (think of a marquee without any sides). The quickly erected, fabric gazebos have become increasingly popular for dining 'al fresco'.

Some round gazebos, especially those suitable for supporting climbing plants, may have an open roof. The distinction, here, between a round pergola and a round gazebo, would be that the round pergola would have flat rafters and the gazebo would have a domed or turreted open roof.

A pergola has supporting, vertical posts with rafters across the top. These are usually open and flat, running at regular intervals horizontally across the structure, and supported by side rafters. Their sides being square or rectangular in shape, they have straight lines as the basis of their structure.

Of course, there are always exceptions to the rule: for instance; a corner pergola, where the rafters radiate out from a central point; some wrought-iron pergolas that have curved rafters, due to the fact that wrought-iron can be molded into more intricate designs; and circular pergolas that, even though they have curved side rafters, still have flat, horizontal rafters radiating out from the centre. Even so, it is obvious that they are all pergolas because they have horizontal rafters running at regular intervals.

A pagoda is something quite different. Think oriental. Think turrets - like an upside down curved V.

It will often have two or more turrets, and tends to be a much larger structure: in fact, it is usually referred to as a building, and wouldn't normally be found in your average garden. Pagodas were originally built as religious shrines or memorials in the far east.

That being said, the design influences of the pagoda are increasingly seen in other structures we see in our gardens today, especially in the turreted roofs of gazebos, and in turreted pergola rafters. The reason for this is to introduce an 'essence' of the far east into our garden design, making it a haven of calm and relaxation.
