Here is a home remodeling project in Paradise Valley Arizona. All the stone veneers in this project came from the mountain right behind the house. The natural sand stone floor tiles came from Arizona. Most of the new framing was done with light gauge steel and not wood. The large overhang roof design protects the large glass doors and windows from the direct sun.

Bedroom Addition in Arizona

Most homeowners, who like to add another bedroom are not aware of the basic building codes regarding bedrooms. Building codes for bedrooms are not the same as for kitchen, bathroom or family room. Any bedroom must have an emergency egress (window or door) directly to the outdoor. Therefor no screen enclosure or sunroom can install behind the only egress to the bedroom. Also, the entrance to a bedroom from another bedroom is not permeable. Of course any bedroom addition must have air conditioning and heat. Plans, Permit and construction of Room Addition

Building Code for Sunroom, Room Addition and Patio Enclosures in Arizona

Many homeowners are confused or at least not informed about an important building code concerning building an Arizona room, Sunroom addition, screen rooms and patio enclosure directly in the back of an existing bedroom.
Arizona building code requires that any bedroom will have a direct escape access to the outdoors.
Therefor, if a bedroom have only one sliding door that leads directly to the outdoor and have no window, any enclosure or an addition cannot be built behind the door.
Likewise, if the bedroom have only one window and no door, no enclosure or an addition can be built behind the window.
There is only one simple solution to this egress problem. Adding a door or a window to the bedroom that will lead directly to the outdoors.
This egress code is design for safety in mind. In case of a fire, the bedroom's occupants should be able to escape immediately to the outdoors and not force to go through any other room in order to escape.

FAQ about patio enclosure under existing patio roof

Q: Can we leave the existing patio floor as is?
A: You can leave the floor as is but it is not advisable because the floor is tilted or sloped and in most cases to close to the ground.

Q: What is re commanded for the floor?
A: Raised the floor to the same height as the house floor and make sure it is level

Q: What are the benefits of a raised level floor?
A: The floor level will not be too close to the ground which will prevent from water seeping into the enclosure. The new additional enclosure SqFT area will be added to the house total livable area. A definite benefit in the house selling price.

Q: Is it require to have a concrete footing under the new patio enclosure walls.
A: Most building departments will not request concrete footing under the new enclosure walls because those walls are not load bearing walls. None load bearing walls because the roof load is supported by the roof header and the supporting posts.

Q: Is it require to have a concrete footing under any supporting posts?
A: Yes. Old or new supporting posts must have a concrete footer.

Q: Can the open patio be enclosed behind a bedroom?
A: Only if the same bedroom will have another door or window leading directly to the outside of the house. This is the code that was design for your safety.

Q: Is it require to have heating and cooling in the new enclosure?
A: Only if the enclosure will be used as a living space.

Q: Should the patio roof be insulated?
A: It is optional as long as you don't have heating and cooling.
