Enclosure under patio roof

You can convert your existing patio, with roof or without, into a beautiful sunroom enclosure. There are basically two types of sunroom enclosures to consider. The modular type which is a factory made sections that will be fitted and installed at the job location. The second type is a custom built that offers almost unlimited option in design, materials and finishing. Both cost just about the same and in some cases the custom built might cost less.

The final decision of the type of enclosure might be made by your HOA. Heating and Cooling Sunroom and Room Addition

Cooling and heating a sunroom addition is a subject that many homeowners and some contractors are straggling with and have no clear understanding of what should be done.

Most homeowners are under the impression that adding additional ducts to the existing house system will be sufficient enough to cool and heat the new sunroom addition. The reality is that in most cases the existing house cooling/heating unit was not designed for the sunroom addition. it was designed only for the original house only. The efficiency of any cooling/heating system depends not only of the blower size but also on the ducts configuration. Such as size, length and the number and location of the registers and the air returns.

In most cases an existing cooling/heating system will not be able to handle an additional space, especially a sunroom addition.

It is highly recommended that a new cooling/heating unit will be installed as a dedicated unit to the addition with its own thermostat.

There are several options to consider. For small sunrooms with an average size of glass area an in-wall unit might be sufficient. However, as the sunroom addition becomes larger and larger with a large size of glass area, a heat pump or mini split units will be a better choice.

Sunroom in Chandler Arizona

We converted an existing covered patio into a larger livable sunroom enclosure. The HOA requested that the addition will have the same style and colors as of the existing house. Also, they requested that the new addition roof will have the same roof tiles as of the house roof. We also tried to build this addition with as many “green” construction features within the HOA limitation. The “Green” features in this addition are:

We used light gauge steel and DenseGlass exterior sheathings

Door and windows are insulated with low “E” coating and argon gas.

We installed a high efficiency heat pump for heating and cooling.

Building Permit

Obtaining a building permit for construction projects is necessary and provides a major layer of the homeowners protection. The most important advantage is that only a licensed contractor can file and obtain a building permit. This alone will assure the homeowner that he is an "good hands" and the construction project will done correctly and will comply with all building codes and local regulation. Of course the homeowner have the option to file the permit as an "owner builder" but than he will not have any protection from the people, usually not licensed, who will do the work for him.


The most frequent question that we get from a homeowner is "how long it takes to obtain the building permit"? Sunroom Addition in Sun City AZ

A new sunroom enclosure provided a new and updated look to an older home in Sun City, Arizona. The new sunroom addition was part of a face lift plan that also included new landscaping work as well as interior remodeling. The homeowner selected a modular sunroom enclosure for the additional living space. The HOA approved the design and the exterior white color which compliment the existing house. What are Gazebo, Pergols and Pagoda in AZ

The typical gazebo has a covered roof, with open sides and supporting pillars, or columns. It can be any shape: round, square, rectangular or multi-sided. The covered roof may be domed or turreted (think of a marquee without any sides). The quickly erected, fabric gazebos have become increasingly popular for dining 'al fresco'.

Some round gazebos, especially those suitable for supporting climbing plants, may have an open roof. The distinction, here, between a round pergola and a round gazebo, would be that the round pergola would have flat rafters and the gazebo would have a domed or turreted open roof.

A pergola has supporting, vertical posts with rafters across the top. These are usually open and flat, running at regular intervals horizontally across the structure, and supported by side rafters. Their sides being square or rectangular in shape, they have straight lines as the basis of their structure.

Of course, there are always exceptions to the rule: for instance; a corner pergola, where the rafters radiate out from a central point; some wrought-iron pergolas that have curved rafters, due to the fact that wrought-iron can be molded into more intricate designs; and circular pergolas that, even though they have curved side rafters, still have flat, horizontal rafters radiating out from the centre. Even so, it is obvious that they are all pergolas because they have horizontal rafters running at regular intervals.

A pagoda is something quite different. Think oriental. Think turrets - like an upside down curved V.

It will often have two or more turrets, and tends to be a much larger structure: in fact, it is usually referred to as a building, and wouldn't normally be found in your average garden. Pagodas were originally built as religious shrines or memorials in the far east.

That being said, the design influences of the pagoda are increasingly seen in other structures we see in our gardens today, especially in the turreted roofs of gazebos, and in turreted pergola rafters. The reason for this is to introduce an 'essence' of the far east into our garden design, making it a haven of calm and relaxation.

All glass sunroom or paio enclosure

Do you want to enclose your open patio under an existing roof? Do you want to have maximum amount of glass? Consider to do it with sliding glass doors. In some cases we use standard, “of the shelf” doors. However, for best result we recommend to use custom doors and custom windows. Just remember that all open patios have a sloped concrete floor at a ground level. It is important to have a level concrete floor and at list 3’ to 4’ above the ground level for any patio enclosure or sunroom. To achieve a level floor at the proper height we pour new concrete over the existing concrete floor. This type of design and construction can be used for room additions, patio enclosures and sunrooms. Insulated Glass

The insulating effect of your windows has a direct impact on how your rooms feel. Typically, 75% of the exposed surface of a window is glass, and the temperature of the room-side of the glass directly affects the air temperature in the room. Therefore, the better insulated the window glass, the warmer your room will be.

The American Society of Heating Refrigeration and Air-Conditioning (ASHRAE) Comfort Standard 55 suggests that when glass surface temperature fall below 52º F, the result is thermal discomfort. In order to maintain comfortable temperatures during the winter, LoÄ’²-272 glass produces surface temperatures that will stay above this point during the coldest outdoor conditions.

Windows made with clear glass or ordinary low-E glass can be the biggest offenders when it comes to the air-conditioning load in your home. When it’s hot outside, the sun comes raging in making your house uncomfortable. This high solar heat gain can contribute to more than 50% of air-conditioning costs.

LoÄ’²-272 blocks enough solar heat that cooling loads can be cut by 25% or more compared to ordinary low-E and clear glass. Obtaining a building permit for construction projects is necessary and provides a major layer of the homeowners protection. The most important advantage is that only a licensed contractor can file and obtain a building permit. According to the US Environmental Protection Agency,green buildings emit 35 percent less carbon dioxide and use 35 percent less energy than conventional buildings. While you may not be able to achieve these exact statistics when you set out to build your home,there are ways in which you can adopt green measures to make your home more eco-friendly. A few easily followed green construction methods are:
Buy locally: You may not be able to pick and choose eco-friendly options for all your building materials,but you do have the option of buying those that are available locally or at locations near you. This helps save on transportation energy and costs. Also,the materials are available cheaper because they’re not imported or transported from other locations within the country. So you’re not only going green,you’re also saving costs as a bonus.

Home Energy Cost





It is clear that home energy cost is increasing as the gasoline price is increasing. What can a homeowner do to cope and survive the energy crises? In our area, the Phoenix Valley, cooling energy is a major expense that all of us like and should reduce. It is easy to incorporate energy saving features in the design of a new home construction. Sunroom Addition-Sun City AZ

A new sunroom enclosure provided a new and updated look to an older home in Sun City, Arizona. The new sunroom addition was part of a face lift plan that also included new landscaping work as well as interior remodeling. The homeowner selected a modular sunroom enclosure for the additional living space. The HOA approved the design and the exterior white color which compliment the existing house. Part of the new exterior design was the new patio roof coverts on both sides of the sunroom addition which increases the use of the backyard. The owners, Judith and Noel decorated the new sunroom addition into a warm and inviting living space. This new living space has an insulated roof, insulated walls and insulated windows with low “e” coating. It is cooled by a small air conditioning unit that was installed in the side wall. Still, a sizable 16-by-25-foot family room addition costs an average of $15,000 to $30,000, according to industry sources for the Phoenix Valley. Cooling Sunroom, Patio Enclosure and Room Addition



Cooling and heating a sunroom addition is a subject that many homeowners and some contractors are straggling with and have no clear understanding of what should be done.Most homeowners are under the impression that adding additional ducts to the existing house system will be sufficient enough to cool and heat the new sunroom addition. The reality is that in most cases the existing house cooling/heating unit was not designed for the sunroom addition. it was designed only for the original house only. The efficiency of any cooling/heating system depends not only of the blower size but also on the ducts configuration.
