Building Permit for Room Addition, Bathroom Addition, Sunroom Addition, Patio Enclosures, Patio Roofs

Obtaining a building permit for construction projects is necessary and provides a major layer of the homeowners protection. The most important advantage is that only a licensed contractor can file and obtain a building permit. This alone will assure the homeowner that he is an "good hands" and the construction project will done correctly and will comply with all building codes and local regulation. Of course the homeowner have the option to file the permit as an "owner builder" but than he will not have any protection from the people, usually not licensed, who will do the work for him.

The most frequent question that we get from a homeowner is "how long it takes to obtain the building permit"? The quick answer is: Depends in what Township, City or County the permit will be obtained. Each municipality has its own building department and therefore, the bureaucratic process will vary from place to place.

We at AZ Enclosures and Sunrooms experienced very friendly and consumer oriented building departments that usually process the building permit application within few hours to few days. We also experienced an UN friendly, UN caring and not consumer oriented bureaucrats that prolong the permit process to over 5 weeks or more.

That why it is important to work with an experienced and license contractor, who knows and understand the building permit process in all the municipalities in the state of Arizona.

Bathroom Addition for 30% to 40% Less

Bathroom addition is one of the best type of improvement that you can do to your home. Most people do not have enough bathrooms in their home and would love to have additional one. Also, any additional bathroom will automatically add to the value of the house. It will give you the best return on investment and will help one day is the selling of the house. However, the key element to achieve the best return on investment is to have the right design in order to lower the construction cost. One of the most costly aspect of a new bathroom addition is the connection of the new waist (drain) line to the existing house main waist pipe. It might be necessary to electronically locate the house waist pipe under the concrete floor. In short, you should hire an experience, license contractor to do the job and not a handyman in your neighborhood. Just remember that the over all cost of the bathroom addition can escalate because of purchasing expensive fixtures. As you probably know you can buy a sink faucet at Home Depot for less than $50 but also you can spend as much as $1,500 for a faucet. Just remember that you can control your construction cost by choosing fixtures and accessories wisely.

Many patio roofs in Arizona are made of aluminum. All types of aluminum patio roofs including the insulated roof are made of individual panels that need to be connected to one another. Any such connection might leak even if the connection was caulked during the installation. Some people refer to Sunroom Addition or to Patio Enclosure as an Arizona Room. Arizona Room is any additional space usually with a lot of glass area. Usually its function is as a recreational room or an addition to an existing family room. Arizona Room or Arizona Sunroom Addition

Many people refers to a Patio Enclosure with a lot of windows as an "Arizona Room". Arizona Room and/or Sunroom Addition can be any living space that is not used a a bedroom or as a kitchen. Most of the patio Enclosures and Sunroom Additions, in Arizona are being used a recreational space or as an extention to the family room or the living room. One of the frequent question is should the Arizona Room will have a glass roof. A glass roof is not advisable in the Southwest climate. However, it should be under consideration in the Northeast part of the US.

Many years ago, a modular sunroom ( made from glass, aluminum and plastic) was popular and relatively less costly than a standard construction. However, in today's economy the Modular Sunrooms are very expensive and also, many of the home owners Associations, will not permit the use of the modular system. The main objection is that the modular sunroom system is not consistante with most of the Arizona housing styles.

AZ Enclosures and Sunrooms, a division of S and S Builders in Phoenix, developed Arizona Rooms, patio enclosures and sunroom additions that are built on sight and looks identicly to the original house. This inovating design and construction cost much less than any modular system and being approved by all Home owners Associations. Building Green and Energy Efficient Sunroom Additions

Regardless of your belief level on "Global warming" or "Climate Change" you always should consider to incorporate few "Green Construction" techniques and materials in any construction project at your home or business. Note that I recommend few and not everything that is available in the marketplace. Why do I recommend few and not everything? because what ever you select should pass the "does it make sense?" and what is the "return on investment" tests.

Window and door glass insulation should always be at the minimum of double insulated glass wit a low E coating. Most of the window manufacturers provides several options for total insulation value. Check with your contractor or with the manufacturer for available options.

Remember that energy gain or loss passes through materials with the least resistance. Therefor, in a room addition or in sun room addition with a large glass area it will make more sense to invest in a good insulated glass. Do not go overboard in wall and ceiling insulation because their level of resistance is much higher than any glass resistance. In this example, the good insulated glass will give you a better "return on investment" than the wall insulation. Our common sense tests should be applied to any type of construction project. Such as, room addition, sun room addition, patio enclosure and most of the home remodeling projects. Feel free to contact AZ Enclosures and Sun rooms, a division of S and S builders, regarding "green building and "green construction"

Room Addition in Scottsdale and Phoenix

AZ Enclosures and Sunrooms completed the construction of a new room addition in Scottsdale Arizona. The chalange of this project, as well as of any other project, is to design the new addition in the same style and materials as of the existing house. The result is that the new room addition looks like part of the original house. A new visitor to the house will not be able to tell that it is a new addition. However, even if the new room addition looks like part of the old house its quality is much higher because of the high quality of today's materials and componanats. For example, Today's insulated and low E windows and doors are more energy efficient than an old window or door. Same is tru with wall and ceiling insulation, heating and cooling, electrical wiring, roofing, etc. AZ Enclosures and Sunrooms service the entire Phoenix Valley doing many remodeling projects such as: room additions, sunrooms, patio enclosures, patio roofs, home remodeling. Cooling/Heating a Sunroom Addition or Room Addition

Cooling and heating a sunroom addition is a subject that many homeowners and some contractors are straggling with and have no clear understanding of what should be done.
Most homeowners are under the impression that adding additional ducts to the existing house system will be sufficient enough to cool and heat the new sunroom addition. The reality is that in most cases the existing house cooling/heating unit was not designed for the sunroom addition. it was designed only for the original house only. The efficiency of any cooling/heating system depends not only of the blower size but also on the ducts configuration. Such as size, length and the number and location of the registers and the air returns.
In most cases an existing cooling/heating system will not be able to handle an additional space, especially a sunroom addition.
It is highly recommended that a new cooling/heating unit will be installed as a dedicated unit to the addition with its own thermostat.
There are several options to consider. For small sunrooms with an average size of glass area an in-wall unit might be sufficient. However, as the sunroom addition becomes larger and larger with a large size of glass area, a heat pump or mini split units will be a better choice.
That why it is vital important to select a highly qualified contractor who has the knowledge and experience in selecting the right cooling/heating system for the new sunroom addition.
AZ Enclosures and Sunrooms are most qualified contractors in the design and construction of sunroom additions as well as any room addition. Their customers can attest to it.
For additional information regarding any aspect of additions contact Avi Kagan 602-791-3228
