Building Code for Sunroom, Room Addition and Patio Enclosures in Arizona
Many homeowners are confused or at least not informed about an important building code concerning building an Arizona room, Sunroom addition, screen rooms and patio enclosure directly in the back of an existing bedroom.
Arizona building code requires that any bedroom will have a direct escape access to the outdoors.
Therefor, if a bedroom have only one sliding door that leads directly to the outdoor and have no window, any enclosure or an addition cannot be built behind the door.
Likewise, if the bedroom have only one window and no door, no enclosure or an addition can be built behind the window.
There is only one simple solution to this egress problem. Adding a door or a window to the bedroom that will lead directly to the outdoors.
This egress code is design for safety in mind. In case of a fire, the bedroom's occupants should be able to escape immediately to the outdoors and not force to go through any other room in order to escape.

Building Permit for Room Addition, Bathroom Addition, Sunroom Addition, Patio Enclosures, Patio Roofs
Obtaining a building permit for construction projects is necessary and provides a major layer of the homeowners protection. The most important advantage is that only a licensed contractor can file and obtain a building permit. This alone will assure the homeowner that he is an "good hands" and the construction project will done correctly and will comply with all building codes and local regulation. Of course the homeowner have the option to file the permit as an "owner builder" but than he will not have any protection from the people, usually not licensed, who will do the work for him.
The most frequent question that we get from a homeowner is "how long it takes to obtain the building permit"? The quick answer is: Depends in what Township, City or County the permit will be obtained. Each municipality has its own building department and therefore, the bureaucratic process will vary from place to place.
We at AZ Enclosures and Sunrooms experienced very friendly and consumer oriented building departments that usually process the building permit application within few hours to few days. We also experienced an UN friendly, UN caring and not consumer oriented bureaucrats that prolong the permit process to over 5 weeks or more.
That why it is important to work with an experienced and license contractor, who knows and understand the building permit process in all the municipalities in the state of Arizona.

Patio Roofs in Arizona - Why Aluminum Roof Leak?
Many patio roofs in Arizona are made of aluminum. All types of aluminum patio roofs including the insulated roof are made of individual panels that need to be connected to one another. Any such connection might leak even if the connection was caulked during the installation. The Arizona high temperatures during the summer cause the patio roof panels to expand and than in the winter the panels cons tract back. This movement might break the caulking and the roof will start to leak. AZ Enclosures and Sunrooms is specializing in all types of patio roofs and developed a sealing system that will prevent the aluminum roof from leaking. If you have any roofing problem AZ Enclosures and Sunrooms will stop it and your patio roof will never leak again. This unique system was developed 10 years ago and has 100% success rate. Patio Roof in Scottsdale and Phoenix and HOA Requirments
More and more of the HOA in Arizona are objecting and will not approve any patio roof that is not identical in materials, colors and looks as of the existing house. AZ Enclosures and Sunrooms custom build all types of roofs, enclosures and sunrooms for 30% - 40% less than the leading competitors in Arizona. Two of the popular patio roof covers are insulated roof for total shading and lattice roof for partial shading.
