Many people refers to a Patio Enclosure with a lot of windows as an "Arizona Room". Arizona Room and/or Sunroom Addition can be any living space that is not used a a bedroom or as a kitchen. Most of the patio Enclosures and Sunroom Additions, in Arizona are being used a recreational space or as an extention to the family room or the living room. One of the frequent question is should the Arizona Room will have a glass roof. A glass roof is not advisable in the Southwest climate. However, it should be under consideration in the Northeast part of the US.
Many years ago, a modular sunroom ( made from glass, aluminum and plastic) was popular and relatively less costly than a standard construction. However, in today's economy the Modular Sunrooms are very expensive and also, many of the home owners Associations, will not permit the use of the modular system. The main objection is that the modular sunroom system is not consistante with most of the Arizona housing styles.
AZ Enclosures and Sunrooms, a division of S and S Builders in Phoenix, developed Arizona Rooms, patio enclosures and sunroom additions that are built on sight and looks identicly to the original house. This inovating design and construction cost much less than any modular system and being approved by all Home owners Associations. Farthermore, on site construction provides better energy efficiency than any of the modular systems.

Enclosure under patio roof

So how would you know what type to have? One way is to check this Blog often and read my future articles about enclosures and sunrooms. I am going to display photos of actual sunroom enclosures with related comments.
The final decision of the type of enclosure might be made by your HOA. Several of the new communities in the Phoenix Valley will not allow any of the modular sunroom enclosure and will only approve a custom built enclosure that will look like the house. Not only the same exterior colors but also the same exterior finishing.
I will be happy to answer any of your questions regarding patio enclosures, patio roof covers and sunrooms. Write to: akagan1@cox.net

Home Remodeling
Experts agrees that in a down economy many contractors will have to close shop and go out of business. The same experts also agrees that the contractor who want to stay in business must be creative, innovative and very flexible in order to stay in business.
AZ Enclosures and Sunrooms started to apply those fundamentals at the end of 2007. Those fundamentals allows us to charge 30% to 40% below the leading competitors and yet be profitable. How do we do it? We structured down our overhead to a bear minimum. We purchase the construction materials at a major discount and our workers volunteered to take a pay cut in order to keep their job. Of course we also lowered our profit margin to a bear minimum.
Recognizing a problem and willing to change allows us to stay in business and continue to service our customers. We welcome inquires regarding construction projects and happy to suggest cost saving options. Call Avi at 602-791-3228 or contact us akagan1@cox.net

Arizona's Lifestyle
You can discover a commen thread in the Arizonian's life style. It is the love for outdoor living. The good weather and the beautiful mountain views with spectacular sunrises and sunsets draws most people to the outdoors. Most of the residential homes, especially the new one today, have some kind of a covered or uncovered patio. Patio and outdoor furniture is a dominate business in Arizona, along with varieties of patio roof covers, patio enclosures and sun rooms. Two of the popular patio roof covers are insulated roof for total shading and lattice roof for partial shading. The insulated roof can be attached to the house wall and supported by an aluminum header beam and posts. The lattice roof cover is made from aluminum tubes and the amount of shading can be determine by the open space between the tubes.

Sunroom Addition in Sun City AZ
A new sunroom enclosure provided a new and updated look to an older home in Sun City, Arizona. The new sunroom addition was part of a face lift plan that also included new landscaping work as well as interior remodeling. The homeowner selected a modular sunroom enclosure for the additional living space. The HOA approved the design and the exterior white color which compliment the existing house. Part of the new exterior design was the new patio roof coverts on both sides of the sunroom addition which increases the use of the backyard. The owners, Judith and Noel decorated the new sunroom addition into a warm and inviting living space. This new living space has an insulated roof, insulated walls and insulated windows with low “e” coating. It is cooled by a small air conditioning unit that was installed in the side wall. For more information about sunroom enclosures go to http://www.azenclosuresandsunrooms.com/ or write to akagan1@cox.net or call 602-791-3228

Bathroom and Room Addition by AZ Contractor
Bathroom addition is one of the best type of improvement that you can do to your home. Most people do not have enough bathrooms in their home and would love to have additional one. Also, any additional bathroom will automatically add to the value of the house. It will give you the best return on investment and will help one day is the selling of the house. However, the key element to achieve the best return on investment is to have the right design in order to lower the construction cost. One of the most costly aspect of a new bathroom addition is the connection of the new waist (drain) line to the existing house main waist pipe. It might be necessary to electronically locate the house waist pipe under the concrete floor. In short, you should hire an experience, license contractor to do the job and not a handyman in your neighborhood. Just remember that the over all cost of the bathroom addition can escalate because of purchasing expensive fixtures. As you probably know you can buy a sink faucet at Home Depot for less than $50 but also you can spend as much as $1,500 for a faucet. Just remember that you can control your construction cost by choosing fixtures and accessories wisely.

Green Construction
I build several Green Building homes in Scottsdale and phoenix. The most cost effective materials for residential or commercial green construction is light gauge steel. Steel can be use for exterior walls as well as interior walls. Because light gauge studs and roof rafters can be ordered pre-cut to any size the waste factor is minimal. Also it cut down on framing time. Another material we used for a green construction is the Scoria insulated concrete wall. A unique building material. Using Arizona’s natural Scoria cinders. Patio Roofs and HOA Requirments
More and more of the HOA in Arizona are objecting and will not approve any patio roof that is not identical in materials, colors and looks as of the existing house. Aluminum patio roofs are being built usually in an area with no HOA regulations. It is also true for new patio enclosures and new sunrooms or any room addition to the house. The good news is that a custom "stick built" patio roof cover, sunroom addition, and patio enclosures can cost the same and in many cases will cost less than any aluminum patio roof or any modular sunroom or patio enclosure. AZ Enclosures and Sunrooms custom build all types of roofs, enclosures and sunrooms for 30% - 40% less than the leading competitors in Arizona. It is important to know that all patio enclosures, sunroom addition and room additions are usable in all four seasons of the year. It's customers are happy to end up with an improvement to the house that looks like part of the original design. AZ Enclosures and Sunrooms service the entire Phoenix Valley and provides many free services such as design, estimates and consultation. Insulated Glass

The American Society of Heating Refrigeration and Air-Conditioning (ASHRAE) Comfort Standard 55 suggests that when glass surface temperature fall below 52º F, the result is thermal discomfort. In order to maintain comfortable temperatures during the winter, LoDz-272 glass produces surface temperatures that will stay above this point during the coldest outdoor conditions.
Windows made with clear glass or ordinary low-E glass can be the biggest offenders when it comes to the air-conditioning load in your home. When it’s hot outside, the sun comes raging in making your house uncomfortable. This high solar heat gain can contribute to more than 50% of air-conditioning costs.
LoDz-272 blocks enough solar heat that cooling loads can be cut by 25% or more compared to ordinary low-E and clear glass. Controlling solar gain not only saves energy during the air-conditioning season, it also improves the comfort and livability of sunny rooms during the spring and fall when the cooling system isn’t normally used.
The oppressive heat of the sun is composed of visible light and invisible infrared energy. LoDz-272 is produced with a patented coating technology that allows the daylight to pass through the glass and filters out solar heat. In fact, it blocks 84% of the sun’s harmful ultraviolet rays and delivers a remarkable 96% performance improvement in winter nighttime insulation (R-value) compared to non-coated air-filled insulating glass.
Many window manufacturers provide LoDz glass in their standard configurations. Please contact your window supplier, builder or architect on how to obtain LoDz glass in your next window purchase.

Home Energy Cost

It is clear that home energy cost is increasing as the gasoline price is increasing. What can a homeowner do to cope and survive the energy crises? In our area, the Phoenix Valley, cooling energy is a major expense that all of us like and should reduce. It is easy to incorporate energy saving features in the design of a new home construction. The challenge is what to do and at what cost in an existing home. Here is a short list of an energy saving measures that the homeowner should consider.
1. Add / upgrade the ceiling or roof insulation.
2. Replace single pane glass window with a double insulated and low E windows.
3. Check air ducts and seal any air leakage. Also insulate the air ducts4. Install proper shade or sun screens to all windows that are exposed to sunshine
5. Plan trees along the Sunny side of the house that will provide shade not only to the windows but as importantly to the exterior house wall
6. Consult with "green construction" expert for additional cost saving options.
