All glass sunroom or paio enclosure

Do you want to enclose your open patio under an existing roof? Do you want to have maximum amount of glass? Consider to do it with sliding glass doors. In some cases we use standard, “of the shelf” doors. However, for best result we recommend to use custom doors and custom windows. Just remember that all open patios have a sloped concrete floor at a ground level. It is important to have a level concrete floor and at list 3’ to 4’ above the ground level for any patio enclosure or sunroom. To achieve a level floor at the proper height we pour new concrete over the existing concrete floor. This type of design and construction can be used for room additions, patio enclosures and sunrooms. Each type can be cooled or heated efficiently as long as we use high quality of insulated glass and size up the air conditioning and heating unit properly.

Building Permit

Obtaining a building permit for construction projects is necessary and provides a major layer of the homeowners protection. The most important advantage is that only a licensed contractor can file and obtain a building permit. This alone will assure the homeowner that he is an "good hands" and the construction project will done correctly and will comply with all building codes and local regulation. Of course the homeowner have the option to file the permit as an "owner builder" but than he will not have any protection from the people, usually not licensed, who will do the work for him.

Here is a home remodeling project in Paradise Valley Arizona. All the stone veneers in this project came from the mountain right behind the house. The natural sand stone floor tiles came from Arizona. Most of the new framing was done with light gauge steel and not wood. The large overhang roof design protects the large glass doors and windows from the direct sun.

Bedroom Addition in Arizona

Most homeowners, who like to add another bedroom are not aware of the basic building codes regarding bedrooms. Building codes for bedrooms are not the same as for kitchen, bathroom or family room. Any bedroom must have an emergency egress (window or door) directly to the outdoor. Therefor no screen enclosure or sunroom can install behind the only egress to the bedroom. Also, the entrance to a bedroom from another bedroom is not permeable. Of course any bedroom addition must have air conditioning and heat. You can purchase complete and detailed blueprints package that is needed for any quality construction project. Drawing package usually includes: foundation plan, floor plan, elevation plans, construction framing details, roof plan, electrical and plumbing plans, window and door schedule and much more.
Note that a purchased blueprints package might not comply with your City building codes and building requirements. Therefor, this package might have to be modifies by a qualified drafrtman or an Architect.

Things to do before you purchase any blueprints package:

b) Find out if he can provide all the required drawings and at what cost.
