Modular Sun-Room VS Custom Built
Most people are not aware that there are two types of Sun-Rooms or even patio enclosures.
The first type is a modular or pre engineered and pre fabricated sun-room. The second type is on site construction sun-room and enclosures that matched the look and design of the existing house and no one can tell that it was added in a later day. 20 or 30 years ago a modular was a less expensive option for any type of room additions and enclosures. However in the last 5 years and more HOA are not approving modular sun rooms because they can not look 100% as the existing house. We never got any rejection from HOA for on site built, said Avi Kagan from Az Enclosures and Sun rooms.

Do you want to enclose your open patio under an existing roof? Do you want to have maximum amount of glass? Consider to do it with sliding glass doors. In some cases we use standard, “of the shelf” doors. However, for best result we recommend to use custom doors and custom windows. Just remember that all open patios have a sloped concrete floor at a ground level. It is important to have a level concrete floor and at list 3’ to 4’ above the ground level for any patio enclosure or sunroom. To achieve a level floor at the proper height we pour new concrete over the existing concrete floor. This type of design and construction can be used for room additions, patio enclosures and sunrooms. Many people refers to a Patio Enclosure with a lot of windows as an "Arizona Room". Arizona Room and/or Sunroom Addition can be any living space that is not used a a bedroom or as a kitchen. Bathroom Addition
Bathroom addition is one of the best type of improvement that you can do to your home. Most people do not have enough bathrooms in their home and would love to have additional one. Also, any additional bathroom will automatically add to the value of the house. It will give you the best return on investment and will help one day is the selling of the house. However, the key element to achieve the best return on investment is to have the right design in order to lower the construction cost. One of the most costly aspect of a new bathroom addition is the connection of the new waist (drain) line to the existing house main waist pipe. It might be necessary to electronically locate the house waist pipe under the concrete floor. In short, you should hire an experience, license contractor to do the job and not a handyman in your neighborhood. Just remember that the over all cost of the bathroom addition can escalate because of purchasing expensive fixtures. As you probably know you can buy a sink faucet at Home Depot for less than $50 but also you can spend as much as $1,500 for a faucet. Just remember that you can control your construction cost by choosing fixtures and accessories wisely.

Enclosure under patio roof
You can convert your existing patio, with roof or without, into a beautiful sunroom enclosure. There are basically two types of sunroom enclosures to consider. The modular type which is a factory made sections that will be fitted and installed at the job location. The second type is a custom built that offers almost unlimited option in design, materials and finishing. Both cost just about the same and in some cases the custom built might cost less.
So how would you know what type to have? One way is to check this Blog often and read my future articles about enclosures and sunrooms. I am going to display photos of actual sunroom enclosures with related comments.
The final decision of the type of enclosure might be made by your HOA. Several of the new communities in the Phoenix Valley will not allow any of the modular sunroom enclosure and will only approve a custom built enclosure that will look like the house. Not only the same exterior colors but also the same exterior finishing.
